Who is your typical borrower?

Our borrowers are experienced and sophisticated commercial real estate investors. They are asset rich but temporarily liquidity poor with the need to quickly access capital in order to take advantage of a time-sensitive situation.

Does my property have to be income producing?

While we will entertain minor value-add projects on a case-by-case basis, we have a strong preference for completely stabilized and cash-flowing properties with historically strong occupancies. Under no circumstances will we lend on any land, construction, special-use, or owner-occupied properties.

What type of loans will you not fund?

While we want to help as many borrowers as possible, under no circumstances will we lend on any land, construction, special-use, or owner-occupied properties. Having said that, our borrowers will often request a cash-out refinance on a separate property of theirs that meets our lending criteria and then use the loan proceeds for their other investment opportunity.

Do you protect mortgage brokers?

Yes. We protect all brokers who submit deals to us by adding them to our term sheet and paying them off the HUD-1 at closing. The term sheet is executed by the both the borrower and us to ensure you are protected.

  • What are the requirements to qualify for a loan?

    We have no credit score requirements, no personal income verifications, and we do not require a copy of your tax returns. However, to potentially qualify for our bridge loan program your property must meet the below requirements:

    • Property must be 1-4 unit investment residential or 5+ unit multifamily
    • Property must be in livable condition (no heavy value-add)
    • Property must be in a populated area (no rural locations)
    • Your loan request must be between $100,000 - $3,000,000
    • The requested loan-to-value cannot exceed 65%
  • What type of loans will you not fund?

    While we want to help as many borrowers as possible, under no circumstances will we lend on:

    • Land / Lots
    • Construction / Development
    • Heavy Value-Add
    • Special-Use
    • Owner-Occupied

    However, we very actively provide cash-out refinances on 1-4 unit residential and 5+ unit multifamily. The borrower can use the cash-out refinance proceeds for any other investment opportunity.

  • What due diligence do you request?

    The due diligence can vary on a deal-by-deal basis but we normally request:
